SURVEYOR’S IDENTIFICATION REPORT

This Report is usually required in most land transactions whether by a Commercial Bank, Mortgage Company, the vendor or purchaser. The report indicates whether a parcel of land conforms to the restrictions set out on the Certificate of Title. It also indicates if there are any encroachments on the registered boundaries.

TOPOGRAPHICAL SURVEYS

To locate details (trees, drainage features, utility poles, pipelines, existing buildings etc.), take spot elevations and prepare a topographical plan. This survey enables the planner / architect to design proposed developments or design buildings, position buildings, design sewage and drainage layouts for developments and individual property sites.

STRATA PLAN SURVEY

This survey involves the preparation of plans showing the position and area of the strata lot. This survey is needed when a developer wishes to build a strata complex on a parcel of land. This survey will assist in bringing the apartments or shops under the Registration (Strata Titles) Act in order to obtain individual Titles for the apartments or shops.

BOUNDARY SURVEYS (CADASTRAL SURVEYS)

To survey outer boundaries of unregistered properties and prepare Pre-checked Plans (diagrams) in order to bring land under the Registration of Titles Act (obtain a Registered Title).

To re-establish boundary marks on ground (re-opening of registered boundary)

SUBDIVISION SURVEY

This survey is used to cut larger parcels of land into smaller parcels. This survey is the requirement under the Local Improvement Act.

ENGINEERING SURVEYS

These surveys are used to determine floor levels for buildings, establish levels for the laying of sewer lines and route levels for roadways and highways.
